A buy to let property is a great investment for the future, so it makes sense to keep it as
secure as possible and protect your investment. Being proactive with your security is just
one of the steps you can take. When the Office for National Statistics publishes stats like,
427,435 burglary offences were recorded by the Police in the year ending Sept 2018, being
security conscious is an easy decision to make.
Here’s our top tips for landlords,
● When your property is unoccupied it can be a prime opportunity for squatters . Use
timed lighting so it looks like somebody’s home in the evening.
● Register with your local neighbourhood watch, it’s a great scheme where you will
kept informed about all of the goings on in your neighbourhood and you can be
aware of any rises in crime that may affect your property
● Having effective outdoor lighting can be a great deterrent for those would be
burglars. Light and sound are their nemesis so making sure your property is well lit
can deter them
● Remove overgrown shrubs and trees, this reduces the amount of hiding places
burglars can use to shield them from prying eyes. Putting a clause in your tenancy
contract that tenants have to keep the exterior of the property well looked after,
including trimming shrubs and trees.
● Building insurance is the responsibility of the landlord, and it’s important to ensure
your policy covers your property in the event of a burglary. Damage caused during a
burglary such as smashed windows or damage to internal walls all lies with the
landlord so comprehensive buildings insurance is a must.
● Investing in a monitored burglar alarm is a great deterrent for burglars but can also
be an attractive feature for a potential tenant that could increase the rental yield
● A monitored burglar alarm with a guarded response means that if your tenants aren’t
home and a break in occurs you will still be notified and a guard sent to the property.
If they find an intruder they will also notify the emergency services. So even if your
don’t live near your rental property you can be sure it’s in the safest of hands
● Our monitored burglar alarms can have door and window sensors installed as part of
your security package. As these are the most commonly used entry points by a
burglar it’s a good idea to install sensors.
● Our systems also include two free annual services as standard, one of which is
remote so you don’t even have to be there. Just another way we like to keep costs
down for our clients
● We can also install smoke and CO alarms which are standard requirements when
letting out a property. These are also covered by our 24hour monitoring service
keeping your investment and tenants as safe as can be.
